The short version
What is independent legal advice?
Independent legal advice is advice on a document you have been asked to sign, given by a solicitor with no connection to the transaction, to the lender, or to anyone else signing. That separation is the entire point. Your own conveyancer or the company’s solicitor cannot provide it, because they are already acting for someone in the deal.
Lenders ask for it when one person is taking on a risk they do not directly benefit from. A director guaranteeing a company loan. A partner living in a house being remortgaged in someone else’s name. A parent joining a mortgage without going on the title. In each case the lender wants evidence that you understood what you were signing and were not pressured into it, so that the document is harder to challenge later. That evidence is the independent legal advice certificate.
The appointment itself is a private 30-minute video call. A solicitor reads the document with you, explains in plain English what it commits you to and what happens if things go wrong, answers your questions, and satisfies themselves that you are signing freely. Nothing is printed or posted, and it can be done from anywhere in the UK. Most people are asked for this at short notice, near completion, which is why appointments run to 7pm and same-day slots exist.

What is Independent Legal Advice (ILA)?
Independent Legal Advice is advice given by a legal adviser who is entirely independent of the other parties to your transaction: your lender, your bank or the other side. Lenders require it to be sure you understand the document you are signing and are entering into it freely. Once you've received the advice, we issue a signed certificate confirming it.
Do you meet clients in person?
Our appointments take place by secure video call, which is accepted by the vast majority of UK lenders and means we can see you quickly, often the same day. If your document must be witnessed, which is usual when it is signed as a deed, you will need an independent adult witness with you: your advice is given to you privately, then your witness joins you on camera for the signing at the end. If your lender requires a wet-ink signature, that is fine: the advice still happens on the video call, and you post the signed original to us afterwards to be counter-signed and returned.
How quickly can I get my certificate?
Your certificate is emailed the same working day as your appointment, on every service. That part never changes. What the fee changes is how soon we can see you: Priority Same-Day appointments are available today, Fast Track from the next day, and Standard from two days ahead.
Will my lender accept your certificate?
Our certificates are prepared to satisfy standard lender requirements and are relied on by borrowers completing with the UK's major lenders. If your lender has issued a specific form of certificate or wording, mention it in your booking notes and email the form to us at info@ilahub.com and we'll complete their form.
